Arun Kumar explained the process of obtaining Katha.
Prerequisites for getting Katha
Sale deed (We all have it) – From Owner
Mother Deed (We all have the copy) – From Owner
Tax Paid Challan for the entire land – by the builder (From builder)
200 NSC by each flat owner (Arun)
Encumberence Certificate tilll date issued by the sub registrar, for the last 5 years (Arun’s Resp)
Betterment charges paid by builder – (From Builder)
How long will take it to get Katha?
15 days
What is involved during the process of obtaining Katha?
Inspection by Revenue officer
Get Endorsement (One per apartment)
Katha Certificate (One per apartment)
Katha Extracct (One per apartment)
Flat owner has to sign katha form
Upto date tax to be paid by each apartment owner
Transfer – 600Rs.
Katha – 4000 Rs – 4500 Rs (All inclusive)
Expected tax (2500 Rs)
2% Cess on stamp duty.
Is it possible to do this process independent of the builder?
Yes. It is possible. You need not go to the builder.
Information about the 4th floor (Arun can get this in 4 days)
Bda, cmc, corporation – possession certificate- not important

Water overflow – Water level control
Committee to be formed with two members from each floor
All apartment owners are members
Corum of 6 minimum
Apartment owners pay Rs. 10 per month paid. Temporary arrangement.Garbage to be kept at the door between 8AM and 9AM.
Ajay to prepare proposal for Dish Antenna
Cable operator – to attend next meeting
Notice Board – Notice containing , please don’t pay for Katha.
Next meeting on Saturday 7PM. Committee members must be present
Sunday 11 AM to 1PM – next meeting – with Chandrashekar
Sump and Water Tank Cleaning
ChandraShekar to be invited to Madhura Grace I for a meeting on Sunday.
Who will invite him? We will all be inviting in the form of a letter to be prepared and signed by the owners of Madhura Grace I.
