On 29-05-2005 the following owners of Madhura Grace-I apartments met to discuss issues related to the Madhura Grace-I apartment. The discussion points are enclosed herewith. We earnestly request you to look into each point listed below and take appropriate action immediately. We expect to receive your feedback on the issues listed below by return of post.
Summary of issues to be addressed related to Madhura Grace-I apartment.
Katha certificate to individual apartments to be obtained.
Madhura Developers is hereby requested to arrange for katha certificate from authorized agencies for individual apartments and make it available by 01-07-2005.
Possession certificate for individual flats and completion certificate for the building to be obtained.
Madhura Developers is hereby requested to arrange for possession certificate and completion certificate from authorized agencies for individual apartments and make it available by 01-07-2005.
Defect liability period for maintaining the apartment to be extended by one year, up to the end of July 2006.
Madhura Grace-I is yet to be fully completed and therefore the liability period for maintenance needs to be extended up to the end of July 2006.
Supporting documents for regularization of top floor to be provided.
As per the original approval, Madhura Grace-I was authorized to build four floors (Ground + 3 floors) and basement. Now, a penthouse floor has been added by Madhura Developers. Madhura developer is hereby requested to get necessary approval from authorized agencies. The copies of the same are requested to be sent to individual apartment owners.
Owners association of Madhura Grace-I to be constituted.
Madhura developers is hereby requested form the owners associated for Madhu Grace-I and constitute the governing council based on election by owners of the Madhura Grace-I. This is requested to be completed on or before 01-07-2005.
Car parking in basement to be allotted.
The owners of Madhura Grace-I apartments are yet to be allotted car parking space in the basement. Madhura Developers is hereby requested to provide car parking space sufficient enough to park an ambassador car. This is requested to be completed on or before 15-06-2005. As per the original plan there was no provision for parking in the front portion of the apartment complex. Madhura Developers is hereby requested to adhere to the original provision and not turn it into a parking space.
Electrical generator to be installed and back up power for individual flats to be provided.
Many apartment owners in Madhura Grace-I have incurred losses due to surges in power supply and also are suffering due to frequent power shut downs, not necessarily caused by KSEB shut downs. Madhura Developers are hereby requested to install back up power as per the original agreement. This is requested to be completed on or before 15-06-2005.
Club house, tot lot and gardent to be completed.
As per the brochure and the original plan the following were promised for the exclusive use of Madhura Grace-I residents.
· a club house with splash pool and gymnastic equipment
· a tot lot (play area for children)
· a green garden surrounding the apartment building
Madhura Developers is hereby requested to complete the club house and the tot lot in all respects on or before 01-08-2005.
Permanent security arrangement to be made.
Currently there is no formal security arrangement for Madhura Grace-I. Given multiple points of entry into the building, three security guards exclusively meant to protect and maintain Madhura Grace-I are required. Considering the importance of security, Madhura Developers is hereby requested to act on this important issue on or before 10-06-2005.
Permanent garbage collection and disposal to be provided.
Currently, in Madhura Grace-I there is a complete chaos as far as the garbage collection and disposal is concerned. This needs immediate attention to avoid serious hygiene and health related issues. Madhura Developers is hereby requested to act on this immediately, by coordinating with Bangalore City Corporation. Madhura developer is requested to provide a failure proof system on or before 10-06-2005.
List of owners with address and their respective telephone numbers to be provided.
The owners and residents of Madhura Grace-I are not aware of each others contact details. Madhura developers is hereby requested to provide all the owners of Madhura Grace-I with contact addresses and telephone numbers to address emergency exigencies.
Name plates of owners to be installed near the entrance.
Postal department personnel, government agencies and visitors to Madhura Grace-I are finding extremely difficult to identify apartment where specific residents live. Also, there is no name plate for the entire building. Madhura Developers is hereby requested to arrange for aesthetic name plates to be installed near the entrance of Madhura Grace-I on or before 01-08-2005.
Problems related to electrical wiring, telephone and TV cable wiring to be sorted out.
Many apartment owners in Madhura Grace-I have incurred losses due to improper and haphazard cabling and wiring of telephone cables, power cables and TV cables. There have been multiple cases of sparks and burning of cables due to improper installation and connection of cables. This creates panic aged and ailing residents of Madhura Grace-I. Madhura Developers is hereby requested to address this very serious issue on a war footing, on or before 06-07-2005.
Civil finishing, fixing of leakages and completion of all pending works in individual flats to be sorted out.
There are many cases of leakages of water pipes and drainage pipes in Madhura Grace-I. This is likely to lead more serious problems down the road. Madhura Developers is hereby requested to address this issue on or before 06-14-2005.
Water supply through gate valve through individual apartments be provided.
When water supply piping maintenance issues arise in individual apartments, the water supply for the entire building is being stopped for prolong periods, frequently. This needs to be addressed by installing gate valves that control supply of water to individual apartments. Madhura Developers is hereby requested to address this issue on or before 01-07-2005.
Water taps to be provided in the basement.
Currently there are no provisions made for supply of water in the basement. This is needed for multiple reasons such as cleaning the basement and washing four wheelers and two wheelers. Madhura Developers is hereby requested to address this issue on or before 15-06-2005.
Permanent arrangement for electrical meter stands to be provided.
KSEB has installed power meters in Madhura Grace-I. But, these meters are mounted on an encasing that is rested very weak foundation. This issue needs immediate attention. Madhura Developers is hereby requested to address this issue on or before 15-06-2005.
Water clogging in common area to be addressed.
Water is getting clogged in multiple locations in the common area within Madhura Grace-I, even when there is a short spell of rain. This needs attention to avoid accidents caused by slippery floors. This can be addressed by providing outlets in each floor to address this issue. The outlets need to so installed to not cause inconvenience to residents living in the floors below the places where the water gets clogged. Madhura Developers is hereby requested to address this issue on or before 15-06-2005.
Antiskid tiles near lift doors in basement to be provided.
Currently regular tiles have been installed in the basement floor near the entrance of the lift. Given the polished surface of the tiles and the greater likelihood wet floors in the basement, there is a serious probability of residents meeting with accidents due to slippery floors, especially in the night. Madhura Developers is hereby requested to address this very serious issue, on or before 06-07-2005.
We understand the modern day difficulties in sticking to timelines when it comes to executing construction projects. The issues listed above are cosmetic in nature, but are very serious.
We the residents request you, Madhura Developers, to take timely and effective action. We also would like you to meet with us and address us collectively on or before the 01-07-2005.
